Preliminary Project Review

In the preliminary review stage, we'll assess the data collected during our discovery phase, taking into account your budget, home specifications, timeline, and location. Our goal is to present a personalized approach for your home. Additionally, we'll present the pre-construction agreement to provide a clear understanding of the financial requirements until the permit submission of your plan set. At this stage, we'll have an in-person meeting with you, either at our office or at your current home. During the meeting, we'll review the initial discovery stage findings, delve deeper into your home needs, and present the pre-construction agreement.

Confirmation of Your Needs and Concerns

Precision is crucial in custom home building, and that's why we adopt the principle of "measure twice, cut once." Our thorough questioning process, though it may seem repetitive, is essential to accurately understand your needs and expectations. Please note that these questions are only the beginning, as we will continue to ask questions throughout the building process to ensure a successful outcome.

Our Process

Building a custom home is a journey, with ups and downs like a roller coaster. We'll be with you every step of the way, taking the time to educate you on our process and ensure you feel knowledgeable about the project. From pre-construction to blueprint creation, and eventually to home completion, we'll guide you through the entire process so you know what to expect.

Pre-Construction Agreement

Here we will present the pre-construction agreement, outlining the preliminary budget estimate for your home based on our initial discovery. The agreement also explains the pre-construction steps and what you can expect from our team at each stage. Our objective in pre-construction is to finalize the architectural plans and obtain the permit, allowing us to begin building your dream home.


Pre-Construction

In the pre-construction phase, we'll collaborate with our architectural team on design options and utilize our in-house design consulting team to streamline the selection process. Additionally, we'll review your budget with each architectural update to ensure that your project stays on track.

Blueprints, Engineering Plans, Formal Bids and Permits

The architectural planning process varies in duration, ranging from 3 months to over a year, but we never rush. We aim to expand your ideas and present options you may not have considered, to ultimately benefit you by saving time and money during construction. As the architectural plans come together, we'll work with an engineer to develop the engineering plans, and once both are complete, we'll formalize the bids and seek permit approval.

Design Consulting

As your plan set comes to life, we'll work with you to make finish selections for each room. The more details we can finalize upfront, the more efficient construction will be. We aim for you to enjoy this stage and avoid a "checklist" mentality. We'll guide you through the process, saving you from being overwhelmed by countless stone or paint options. By collaborating, we'll elevate the end results and come up with fresh ideas.

Budget Reviews

As the design evolves, you may encounter a must-have idea that affects your budget. Our aim is to keep you informed and maintain budget alignment, while recognizing that upgrades may alter the budget. We strive to provide you with transparent cost updates from our viewpoint to facilitate necessary adjustments.

Construction Phase

Occupancy

The roller coaster ride that is custom home building ends on a high as we wrap up your punch list and complete our final inspections. However, we are not about to perform a disappearing act. In fact, our customer service kicks in from this point as we work with you to wrap up punch lists and follow up for short term and long term warranty work. Our goal is to be your builder for life.

Punch List

When your project close to completion we will meet to develop your punch list.  The idea is to review with one another to create the list of items you want to see competed before you move into your home.  For some clients, that is every paint touch up and crooked outlet.  For others, it is making sure the water is running.  Regardless your level of expectation, you can be sure your home will pass SG Home Builders standards before you occupy the home.

Certificate of Occupancy

When you are completing a new construction home a certificate of occupancy is required from the local building department we are working with.  In other words, we have to pass all inspections before you are allowed to move in.  Without the CO (Certificate of Occupancy) you are not allowed to move in.  Remember, the building inspectors are there to protect you as the consumer from bad building practices.  At times their inspections can seem rigorous and picky.  Our goal is to get you into your home as soon as possible, so we do our best to create and keep a clean job site and have minimal issues with the building department from the very start.  Believe it or not, most inspectors like us and enjoy inspecting our projects because we employ a "go above and beyond", mentality with our clients and our tradesmen too.  The pride of our crews shows up during inspections and allows our Certificate of Occupancy inspections to go smoothly.

Warranty

We offer a 30-day quick warranty to address any minor issues that may have been overlooked during the initial walk-through. This ensures that any swiftly repairable items are promptly attended to, giving you peace of mind during the early stages of occupancy. Additionally, we provide a comprehensive one-year warranty covering major rework items. Within this period, we conduct another thorough walk-through of your home to identify and address any significant issues that may have arisen since the initial inspection. Our ultimate goal is to become your builder for life, providing ongoing support and assistance to maintain the quality and integrity of your home.
