<p>Why do you want to build a custom home?  Have you looked at all other options on the market for homes that are available for resale?  You see, building a custom home takes a lot of your time.  It takes a lot of your money.  It will suck your capacity level up to the point that you will feel like you have a second job.  Like anything you do that is important in life, you need to establish your &#8220;why&#8221; early, or you will end up giving up when times get tough.  For most of our clients their &#8220;why&#8221; is a combination of things.  It can be a lack of inventory making our clients feel like they have to build to get what they want.  It can be the desire to have something uniquely theirs.  It can be proving others wrong and using construction to obtain a home that others told them was not possible.  Your home is a symbol of your status, and building your own home is another level of status that not everyone can achieve.   Let&#8217;s face it, building a new home is often more expensive than purchasing a comparable home that is for sale. If you don&#8217;t have a strong why established for your custom home journey, it won&#8217;t happen.  Financial reasoning will win out and you will end up settling for another cookie cutter home with a white picket fence.</p>

What Are Your Musts?</h5>
<p>When you decide to build a custom home you are working with a blank canvas.  Do you want a 5,000 square foot home or do you want 2,000?  Do you want four bedrooms or is two enough? Having a clear identification of what you &#8220;must&#8221; have is important when you dive into the custom home building process.  What we see happen often is sacrifices are made throughout the design process.  Worse yet, fatigue happens to our clients and they start making the basic selections.  Taking the time to understand your musts early in the process will allow you to design the home that you want.  More importantly, establishing your must list allows you to verify if you can afford to build a custom home.  This leads us into the third question you need to have an answer for.</p>

Is Your Budget Realistic?</h5>
<p>Interestingly enough, when clients contact me as their lender they are very open about their budget.  Clients know exactly what they want to spend on their financing and they are often confident about being able to build a home for the amount in their head.  However, when my clients talk to me as their home builder, they tend to be unsure of what their budget is.  I challenge my clients that are building a custom home to be very clear on what they want (Their musts) and establishing a budget as early as possible.  As a home builder I am going to put in 6 to 24 months worth of work with you developing your plan set specifications.  The last thing I want to do is find our we were working on a project that was way over your budget.  I am going to push to get us to a very finite number for your budget so that we can design something with our architectural team that can hit the budget.  Your job is to verify if that budget that we establish can get you the home that is full of your musts.  If we hit your budget, but design a home that is half of your expectations, it will be disappointing.</p>

										<content:encoded><![CDATA[<p>Few people like to go through the steps to hire a contractor.  Then again, should you be looking for a contractor or a partner?  The philosophy at SG Home Builders is to partner with our clients. Your project isn&#8217;t just another check of the box, it is a partnership in making the right financial and finish selections together.  When it comes time to hiring a contractor for your project be very careful not to hire a contractor, but find someone that you can partner with. Here’s why:</p>
<h4>Decisions Decisions Decisions</h4>
<p>When you decide to build a custom home the amount of decisions that need to be made is terrifying. I’d love to sit here and tell you clients enjoy the process. The reality is the number of decisions that need to be made becomes overwhelming. Maybe not the beginning. Maybe not at the end. But at some point in time it will become a full-time job for you. The same can be true for a basic renovation project. Picking out a selection to check a box becomes the idea of many owners.  However, working with a contractor that understand the effects of your decision is important to avoid reselecting.  The plumbing pipe or ductwork or possibly electric may be in the way and prevent you from making the product work.  At SG Home Builders we do all we can to make your wants a reality.  However, there comes a time when you need to understand the costs of your want vs the alternative options.  Any contractor you choose for your project should be able to provide you with these details.<br />

For that reason every decision is made comes with a conscious mindset that your money is our money. As previously mentioned, anything is possible if you pay enough.  However, we look for other options to allow you to make a conscious decision, rather that feeling blinded and robbed of your money.</p>

<h1>Two Flat Conversion Costs</h1>

<p><span style="font-weight: 400;">Today we are going to talk money, dollar bills, rolling in the Benjamins, hard core to the floor cash.  Specifically we will focus on the conversion costs associated with turning a two flat into a single family home.  That is right folks, it is time to figure out what the costs of your construction project will be.</span><br />

<span style="font-weight: 400;">This blog is a part of a series from Pat Cardoni. You can view part <a href="https://sghomebuilders.com/2017/03/27/site-selection-wealth-creation/">1 &#8211; &#8220;The Importance of Knowing Your Market” </a>and part <a href="https://sghomebuilders.com/2017/03/29/determining-remodeling-budget/">2 &#8211; “Building Value Through Construction”</a>.  Now it is time to talk about the money!</span><br />
<span style="font-weight: 400;">When you determine that you are going to build or remodel your dream home it is time for your builder to give you an “estimate.” After all the projects we have completed I have learned that the word “estimate” doesn’t mean the same for one contractor as it does for another.  </span><span style="font-weight: 400;">Professional builders when asked to give an estimate are confronted with two choices. </span><br />
<span style="font-weight: 400;">1 &#8211; Tell the client that it is impossible to give them an  accurate bid without the corresponding architectural plans.</span><br />
<span style="font-weight: 400;">2 &#8211; Give them a “rough bid” which is basically a guesstimate based on their experience on past projects.  </span></p>

<p><span style="font-weight: 400;"> </span><br />
<span style="font-weight: 400;">I always believe in #2 in initial discussions.  Why? If you don&#8217;t trust your builder from the beginning then you should be looking for someone else to work with.  Utilize the experience of a professional contractor to help you determine the cost of construction.  They should be able to provide you with the raw numbers that you need to determine if you want to move forward with the transaction or not.  At SG Home Builders we leverage our experience and use technology to allow you to feel comfortable with us from the very beginning.  </span><br />
<span style="font-weight: 400;">Keep in mind, that no contractor will be able to provide you with a perfect estimate, even with architectural plans and especially not for conversion costs.  However, the raw numbers should only take you to the point of determining whether or not the budget is in a range you are comfortable with.  To understand what you really need spend to complete your project you need architectural drawings that everyone has agreed on.  </span></p>
<p style="text-align: center;">
<p><span style="font-weight: 400;"> </span><br />
<span style="font-weight: 400;">You and your builder need to be sure you talk about the finishes you want to be in your house at completion as well.  In other words the same project you could do at $80 per square foot you could also do for $150 per square foot.  It depends a lot on the architectural plan set that you design.</span><br />
<span style="font-weight: 400;">What does this mean for the conversion costs of turning your two flat into a single family home?  What decisions do you need to make, and what costs are you going to be forced to pay by new code requirements.  Remember, most of these two flats built in Chicago are over 100 years old, there was very little code to follow back then.   </span><br />
<span style="font-weight: 400;"> </span>Let’s start in the basement. The City of Chicago is going to require a new water service for any major renovation project, and turning a two flat into a single family is certainly a major project. The cost of construction for this work will start you off with a cool $18-20K.   How about the basement flooring.  Simple enough to dig those old floors up and drop your basement height down right?   To lower the floor, waterproof, and pour new cement will run your cost of construction between $20-25K.</p>

<span style="font-weight: 400;">So how are you supposed to come up with a cost of construction on a square foot basis, if you have all of these requirements to worry about?  That my friends is why you need the services of an experienced contractor and an architect that knows the code requirements for the area that you are building.  No offense to suburban architects, but if you are not familiar with City of Chicago requirements, then stay in your sandbox and vise versa.   </span></p>
<p style="text-align: center;">
<p><span style="font-weight: 400;"> </span>Once you have the requirements and major upgrades in place, you are then comfortable going back to the traditional square footage model.  If you know the square feet of your home you can get a pretty good idea of what you are looking at for cost of construction. If one floor is 1,000 square feet then your finished conversion square footage will be 3,000 square feet for all three floors. So cost of construction using $80 per square foot could be $240,000.00 and $150 per square foot $450,000.00.   Just be sure you add back the requirements and upgrades for you basement.<br />
<span style="font-weight: 400;">Remember, your costs of construction can significantly change based on what you decide to put into the home once it is ready for finishes.   As an investor I have made homes look fantastic using economical resources and stock materials.  I have also thrown the budget out the window and elected for custom cabinets, designer tiles, saunas, rooftop decks, heating floors, and every sort of smart technology you can think of.  Make sure you talk to your builder and architect and let them know what your needs versus your want list is so you can make the critical decisions early on when deciding the costs for your construction project.  Can you tell which one was economical and which one blew my budget?  </span></p>
