We recently completed two identical new construction homes in the heart of downtown Naperville. Built side-by-side, these homes showcase timeless design with a focus on quality craftsmanship and classic curb appeal. This project was developed in partnership with an investor who has a long-term vision to expand his real estate portfolio in Naperville. These first two homes serve as the starting point of his strategy, offering both durability and style, while being positioned as long-term rental properties. The finished homes highlight SG Home Builders’ ability to deliver consistency and detail across multiple properties while aligning with an investor’s financial goals and vision for the future.

These homes already create value being located in the heart of downtown Naperville. Each building contains two thoughtfully designed units, offering a total of four residences. Every unit features 3 bedrooms and 2.5 bathrooms, combining modern functionality with classic design.

To further enhance convenience and privacy, we also constructed two detached garages, giving each future tenant their own private parking and storage space.

The location of these homes makes them ideal for anyone looking to enjoy the Naperville lifestyle — walkable to restaurants, shopping, parks, and top-rated schools.

This project was completed in partnership with an investor who has a long-term plan to continue developing in Naperville. These homes not only add quality rental opportunities to the market but also set the tone for the future developments to come.

Working with an investor is a very different process than working with a custom home client. In investor projects, speed and cost often take the lead, whereas our approach at SG Home Builders has always emphasized craftsmanship and working with the best subcontractors available. While we’re not set up to be the fastest builder, we were able to collaborate closely with our investor on this project and apply value engineering throughout the design and construction process. This allowed us to keep costs within range while still delivering the level of quality that represents SG Home Builders.

Hindsight is always 20/20, and looking back we know there are a few logistical decisions we could have handled differently in terms of scheduling and crew coordination. That said, SG Home Builders kept the project moving efficiently and maintained clear communication throughout the process — even when timelines were challenged during the winter months with concrete and excavation. In the end, we are very happy with the finished homes and are excited to continue planning the next round of projects together.
